When you follow up with a potential renter, you need to figure out a timeline. If you contact them too soon and too frequently, they may get put off pursuing the rental. If you don’t follow up in time or too infrequently, they may lose interest or think that you do not care. The best thing you can do is while you are showing the rental, talk to them about the best time to follow up. You’ll have way more success if you do it on their timeline. If you haven’t established a timeline, you should follow up right away Then if you do not hear back wait a few 3-5 business days and follow up again.

 

Tailor Your Follow Up

 

The most important part of a follow up is to personalize it. When you are speaking to a potential renter take note of any questions they ask and think about any supplemental information that might help them choose your property. With your first follow-up, provide all this information. It’s a great idea to send it to them via email, but if you decide to call, make sure to have all the answers and information ready.

 

Follow Up With Valuable Information

 

When you follow up, make sure that you always have valuable information. When you call to gauge where they are, offer them information. Consider things like an upcoming sale that may help with their decision, a feature that you did not highlight you know they would enjoy, or an upcoming community event to invite them to so they can meet some other residents. Providing valuable information is not only a conversation starter, it’s a way to really gauge their interest to determine if you should continue pursuing the lead or dropping it.
