Whether it's because of changes in their life, such as a new relationship or career opportunities, there may come a time when someone living at one of your residences announces that it's time to move out. As the owner, you have certain things you should do in preparation for this exit, as well as getting ready for a potential new resident to arrive. Here's the checklist of things you should keep in mind when this happens.
Inspect The Premises
This is something you should do at least twice. The first time should be two weeks before the resident moves out. Ensure that everything that was working before is still working now. There should, however, be another inspection after the move, as it's always possible for the actual move to damage things when furniture is being carried out.
Collect Keys
Whether it's a key or a key card, it's important to account for every way to access a property once the resident moves out. This is not just good security; this is also required for whoever becomes the new resident, so always make sure this is collected.
Get A New Point Of Contact
Moving out is not like a solid wall coming down that blocks all previous contact. It's important to get a new mailing address or other form of contact from the exiting resident. It's more than likely that the odd piece of mail or other content may still arrive at the property even after the person has moved out. So it's important to ensure you have a way of reaching the former resident for these eventualities.
Prep The Residence
Now the only thing left is to clean up the residence, and, since no one is currently in occupation, consider whether now is the time to invest in preventive maintenance. Plumbing and other fixtures are best addressed now before a resident is inconvenienced.
