One of the classic ways to enjoy the summer is in or near a pool. If you are lucky enough to have a swimming pool in your complex for your renters to enjoy, there are a few safety tips you should keep in mind for the summer. While pools can bring lots of fun memories, disaster can also strike in a heartbeat. As a property manager, you want to do everything in your power to keep this from happening. 

—    Install and inspect fencing regularly. If you don’t already have a fence around your pool area, put one in immediately. The last thing you need is an unwanted guest making their way onto your property and getting hurt. An open pool invites everyone, and even the local wildlife to take advantage of your pool. Make sure the fence is up to safety codes and comes with a latched gate. Inspect the fence and the gate regularly to ensure that it stays in good condition. 
—    Make sure that you have the proper safety equipment in the pool area. If you do not have a lifeguard, signs should be posted to reflect this. Have a first aid kit available for use in an emergency and a phone close by in case someone needs to call for help. Not everyone brings their cell phone to the pool for fear of it getting wet. 
—    Post the rules. Make a sign for the gate and for inside the pool area that outlines the pool safety rules. 
—    Offer CPR and First Aid classes to residents. That way more than one person on site will be trained and can be available to respond in case of an emergency. Staff should also be trained.
—    Consider hiring a lifeguard. Having someone on staff at all times may cost you extra money, but it may well be worth the peace of mind.  
—    Figure out some sort of sign in system so that only residents are using the pool and not bringing lots of friends to hang out. You don’t want too many outsiders in your pool with the chance of getting hurt. 
—    Include a release for use of the pool in your rental contract. Make sure that new renters read, sign, and understand the pool rules and how to avoid injury.
