Just because cold weather has set in doesn’t mean your visits and tours needs to get more difficult or cease altogether. While it’s true that more people tend to seek new residences during the warmer months, this is certainly not universally the case, and you should know just how to go about maximizing your time when touring visitors during the winter. Some tips on a successful winter community tour are:

•    Keep up with landscaping – Patches of overgrown dead grass, icy spots, and snow yet to be shoveled won’t do you any favors during a winter tour. With ice and snow especially, this could pose a safety or liability risk when touring a prospective resident, and you’ll want to make sure your winter landscaping is kept up with completely if you plan to continue with visits during this time.

•    Go light on decorations – If you plan to decorate for the winter holidays, and this rings true for the community as a whole or one particular residence during tours, make sure to keep it light. Going overboard can be overwhelming and turn off a once interested prospective resident, but just a touch of festive lighting or décor here and there can create a warm and inviting feel.

•    Keep the heat low – While in the residence, make sure the heat is kept somewhat lower than its typical setting. This is suggested because those coming for a tour will most likely be wearing their jackets or coats, and they won’t want to have to take them off or risk being uncomfortable while seeing a residence. If the temperature is normally set at 60 or 70 degrees Fahrenheit, turn it down to around 60 or 62. When coming in from the cold it will still feel warm, but it won’t be so warm that guests will be forced to take their jackets off and carry them.

Tours shouldn’t stop just because the weather is less than comfortable, and the winter is just as good a time as any when it comes to encouraging interested individuals to come and visit your community.
