Preventative maintenance is the key to maintaining successful rental properties. No one wants to live in a place that is falling apart, and your renters may not report back to you that something is broken until the damage is already done. Here is a small list to get you started of things that should be checked regularly to keep your space in good shape.

1.    Re-caulking Tiles- Prevent water damage in the bathroom and kitchen by re-caulking tiles on a regular basis. All it takes is a small amount of moisture or mold to get inside of a crack in your tiles and all of a sudden you have a very large problem on your hands. While you are in the areas where water is most frequently used, also check for any leaks. Water leaks can cause damage immediately and can be very costly to fix.

2.    Pest Prevention- This is important in both the winter and the summer. You can put down traps and repellants for mice, bugs, and other pests that might want to make their home inside your investment. Preventing them from coming in will save you a lot of hassle later on.

3.    Paint- There is nothing quite like a fresh coat of paint. It makes things look new and fresh, but can also save you from other dangerous problems. Chipping and peeling paint can be a fire hazard, and also a choking hazard for small children. Check on paint often to avoid a dangerous situation.

4.    Electrical System- Be sure to keep an eye on the electrical system in your property. A mouse might chew through a wire, or a wire might need to be replaced and you won’t be aware unless you check the box regularly. Renters have also been known to try to hook up things on their own, making dangerous connections where there shouldn’t be any. Checking in often will avoid a potentially devastating outcome.

5.    Replace Air Filters- Keep the air in your spaces clean and fresh by replacing the air filters on a regular basis. Air filters collect all kinds of dust and mold. If they are not changed regularly, they will send them right back out into the air for everyone to breathe in again. This could cause sickness, allergic reactions and more from your customers. Proper maintenance is key.

Keeping up with your maintenance will save you from costly repairs in the future. You can keep an eye on what is going on, while also keeping everyone healthy and safe.
