Summer is right around the corner and before it gets here, you should start prepping your rentals property to make sure that everything is for the change of seasons. There is a lot to keep track off for summer rental preparation, so we decided to make you a helpful checklist so you wouldn’t forget anything you need to do:

  • Inspect all the air conditioning units on the property and test them. Make any necessary repairs. The last thing anyone wants during the summer is a broker air conditioning unit.
  • Clear out your air filters. With the change of seasons comes new allergies. Keep your residents healthy and happy by making sure all the nasty allergens are filtered from your indoor a
  • Check the sprinkler system. Walk around the property and make sure that all the sprinklers work correctly, the heads are correct, and they are all positioned in the right place. Winter can be pretty hard on sprinkler systems depending on your area, so it’s always a good idea to check before summer watering.
  • Check all the windows and doors. Air conditioning is expensive. Make sure that all of the seals around your windows and doors are still in good condition and replace any that have wear or tear. You also might want to consider replacing your windows depending on the age of your property.
  • Clean up your parking lots and driveways. All the salt and sand that is spread on the roads during the winter can build up in your parking lot, damaging the asphalt or concrete and your renter’s vehicles. Plus, sand can be a pretty serious slipping hazard. While you are at it, it is also a good idea to fix any cracks or potholes that may have developed over the winter and spring.
  • Prepare your pool and hot tub. Summer is the time people will be using these amenities, so make sure to clean the area, test and balance the pool water, and check the pool filters. Also check the pool deck surface for any cracks or damage that may have occurred.
  • Clean up any parks or eating areas. Remove any debris and make sure that any grills, benches, or playground equipment is clean and in safe, working order.
  • Do some landscaping. Landscaping is really appealing to potential renters, so make sure that for every season you do some landscaping. Fertilize your lawn, plant flowers, trees, or shrubbery, add pots and fun features. Replace your mulch and clean up any areas where debris has collected.
