There have been lots of improvements in lighting recently. Technology is changing, and with it comes energy savings and green options. While it might seem like a large cost up front, investing in new lighting options for your property can actually be a money saver for your business. Here are a few things to consider.

LED Lighting

LED lighting is proving its worth. It has been shown to have great performance reviews and is about 10 times more energy efficient than regular lighting. The US Department of Energy has said that residential property owners can expect a 75% savings on their lighting bill when switching to LED lights, and that they last more than 25 times longer than traditional bulbs. CFLs, or Compact Fluorescent Lights, have been the trend in the last few years. They are better than traditional lighting, but LEDs have started to even surpass CFLs. In 2015, General Electric and Philips, two huge lighting companies, started to make less expensive LED bulbs to try to get people to buy more LED lighting.

New Fixtures?

A lot of times, you won’t even need to replace the whole lighting fixture. If it is old and showing signs of rust, then you might want to think about replacing the fixtures. New fixtures will add to the aesthetics of your apartment building for rental. It makes the place clean and gives it an updated feel. But, if your old fixtures are still in good shape, a lot of the new lightbulbs can screw right into the same fixture. Buy one or two light bulbs and check your current fixtures for compatibility before going through and replacing everything. Even just changing the bulbs can bring you huge energy savings.

Energy Savings

Energy savings are good for multiple reasons. Probably the most important reason is that they help to save you money on your energy bills. As a property manager, you probably have a lot of light bulbs around your property. Any savings in energy consumption will be seen on your bills. Spending a little bit of money up front to save on your energy bill each month is worth it in the long run. The savings add up, and you’ll be happy you did it in the end.
