You've spent the money getting them in, spent the time showing them around, and spent time you could have used for other services on this potential individual. Following up now can help you to secure the resident and avoid all of these "expenses" for another round of applicants.

It is not just the first time renter that needs that extra push to get them in the door and at your desk to sign a rental agreement. Many people want to move, look at new locations, even really enjoy them, but then they think it is too much work to make the move. Others believe they are "fine" where they are now. They need you, as the property management, to offer that push in the right direction to get them signing on the dotted line.

  • Call them. The most direct, best method.
  • Send a card in the mail inviting them back.
  • Get them on an email list and send a newsletter each month to entice them.
  • Offer a special incentive in a direct letter to the applicant.
  • Meet the individual to discuss this need in person. Ask, "What will it take?"


In every situation, there's no reason not to follow up. In other words, you could be leaving a great prospect at the door by not picking up the phone and leaving a message. With the right incentive, including a reminder of a discount for new renters or a note about limited availability, you could have this individual ready to sign in no time.
