While most property managers spend their time dealing with a wide range of issues - things like marketing, lease agreements, maintenance, and so on - sometimes things that we all try to avoid will happen.

Conflicts are a perfect example of this, and whether it's a conflict between employees or residents, issues need to be dealt with quickly to ensure that your property continues to be a great place for residents to live and for employees to work.

It's no secret that managing conflicts isn't going to be fun, and often it isn't easy, either. But there are a few tips that can help you reduce the number of conflicts that occur and help you deal with them when they do arise. Here are some of the things to keep in mind.

  • Have clear leases that cover the majority of potential issues. Some things will inevitably come up that aren't covered, but having a clear set of rules in place will help immensely with managing conflicts and complaints.

  • Similarly, have very clear rules in place for employees. Detail disciplinary actions and repercussions in plain English. Again, some things may spring up that aren't directly covered, but these guidelines can simplify things.

  • When a problem does arise, listen to each side and use an open mind. Try to bring the parties together to discuss potential solutions and outcomes. The key is trying to find a middle ground, and this can often take time to do.

  • Be sure to think of the implications a conflict will have over the property as a whole. You'll be setting a precedent when resolving it. Additionally, if you've dealt with a similar situation in the past, be sure to follow a similar process. Otherwise, you could upset those who were involved before - something that may lead to even bigger issues.

  • Upon resolution of a conflict, think about what steps you can take to avoid future similar issues from occurring. This way you can help reduce the chances of encountering the same kind of conflict again.

Most conflicts will never have the kind of clean, neat resolution we'd all like for them to have. It's important for you to bear in mind that you need to be as fair as possible. Keep the points above in mind to help you do so.
